Interior Renovation

Each one-bedroom unit was fully upgraded, ensuring modern functionality and efficiency:

• Pluming, electrical wiring, and gas lines were completely replaced.
• Kitchens and bathrooms were fully renovated with contemporary designs.
• Built-in wardrobes and shoe cabinets were custom-designed for better storage solutions.
• Lighting and power outlets, previously installed externally, were embedded within the walls for a cleaner look.
• Original timber-framed windows were replaced with modern aluminum sliding windows for enhanced insulation and access.

Exterior and Structural Enhancements

To modernise the building’s façade and structure, several upgrades were made:

• Damaged  and corroded concrete elements were covered with decorative architectural features, giving the exterior a fresh, updated look.
• The entire façade was repainted in white, creating a clean and contemporary aesthetic.
• The roof structure was completely restored, including new waterproofing and insulation to improve durability and energy efficiency.
• Three additional parking spaces were added, increasing the total from six to nine.
• Ground-floor units were enhanced with private courtyards (30m² to 45m² each), improving tenant comfort and increasing rental value.
• Secure garbage disposal areas were designed to keep waste bins out of sight while maintaining accessibility.
• New secure gates were installed at both the front and rear entrances for improved safety.

Security & Smart Features

• Each unit was equipped with individual entry access, intercom systems, and shared high-speed internet.
• Security cameras were installed throughout the building for enhanced tenant safety.
• A secure parking system was implemented to ensure safe vehicle access.

Investment Strategy

This Project was designed with rental income optimisation in mind. The goal was to maximise the property’s value by providing:

• Modern, well-equipped apartments that attract higher rental returns.
• Additional amenities like private courtyards and improved security to increase tenant satisfaction.
• A functional, aesthetically upgraded building that aligns with contemporary rental market demands.

The Elwood Project successfully transformed an outdated 1960s structure into a modern, high-yield investment property, ensuring long-term value and profitability.
